Terms & Conditions

Before booking one of our pods please take the time to read these Terms and Conditions. You accept these Terms and Conditions upon booking with us.
All guests staying with us must be aged 18 or over unless agreed with us prior to booking. We have a strict no pets policy.

Payment –  At the time of booking we will collect a 30% deposit for the cost of your stay. The remaining 70% of the balance will be collected 4 weeks before the date of your stay. If your stay is less than 4 weeks from the time of booking, we will collect the full payment.

Cancellation – In the event that you are unable to stay with us, we are not able to provide a refund. We suggest that you take out suitable travel insurance in the event that you need to cancel your stay. If we need to cancel your stay for any reason outside our control, we will offer you an alternative stay.

If you need to cancel and can give us at least 4 week’s notice before your original  check-in date we may be able to rearrange your holiday. If your dates move between seasons there may be a cost incurred.

Coronavirus COVID-19 – In the event that we have to temporarily close the retreat due to quarantine, we cannot provide a refund. Instead we will offer you alternative dates and help you to rearrange your holiday with us to another date.

We recommend you take out suitable travel insurance cover if you are unable to travel due to illness.

Guests take responsibility for ensuring that Covid Rules and Guidance, including on who can meet indoors, are followed when making their booking. We shall require all guests to provide us with proof of their name, home address and contact details prior to arrival.

Travel Insurance – We recommend that you take out suitable travel insurance for your stay with us.


  • All guests must be aged over 18 unless by special prior arrangement.
  • There is a strict no pets policy.
  • There is a maximum of 2 adults per pod.
  • No additional visitors. 

If you are found to be in breach of these conditions during your stay we reserve the right to ask you and your party to leave, with no refunds given.

Damage – If you or any of your party cause damage to the pod, the facilities or the exterior of the pod, or the site in any way, we reserve the right to collect payment from you to cover the cost of rectifying the damage.

Cleaning – The Apple Mount Retreat team will thoroughly clean the pods between each stay. You are responsible for leaving the pods in a tidy manner, including putting rubbish in the bins and washing up any dirty kitchenware.A charge of £15 will be made for any pods that have been left in an unreasonable state.

Camp Fires and Fire Pits – Campfires and guests’ own barbecues are not permitted on site.

Guests’ own wood or charcoal is not permitted. Fuel for our fire pits must be bought from Apple Mount Retreat, and the fire pit must be used in the designated area outside the pod for safety reasons. All our firewood is kiln-dried to minimise smoke. Please do not use wood from around the grounds.

Fire pits may need to be extinguished for health and safety reasons in high winds or extremely dry conditions.

There is a bio-ethanol fire pit in the tipi. Only bio-ethanol purchased from Apple Mount retreat is allowed.

Barbecues – Guests are not permitted to bring their own barbecue. You may use the barbecue in its allocated spot outside your pod and purchase charcoal from Apple Mount Retreat. 

Barbecues may need to be extinguished for health and safety reasons in high winds or extremely dry conditions.

Fire Safety – During periods of drought, we request the right to prohibit the use of barbecues and fires, in accordance with directions from the Fire Prevention Officer.

No candles are permitted in the pods and the tipi. On arrival, guests should familiarise themselves with the Fire Safety Plan and note the location of the fire extinguisher in their pod.

Smoking – We operate a strict no smoking policy inside the pods and tipi. This includes tobacco products and e-cigarettes. Guests are permitted to smoke in the designated smoking areas, but you must dispose of your cigarettes in the ashtrays provided.

Parking – Please park in the designated car park. Vehicles are left at  your own risk. We accept no responsibility for damage or theft from the site.

Pets – There is a strict no pets policy at Apple Mount Retreat, including dogs.

Tipi – The Tipi is available in spring and summer for workshops and other events. When not in use, guests are welcome to use it. Only the bio-ethanol firepit provided may be used in the tipi – the use of candles is prohibited. Barbecues and firepits must not be taken into the tipi. The Tipi is a strict no-smoking zone. When 50% of the walls are raised, the tipi is classed as outdoor space. At times of high wind it may be necessary for us to close off the tipi or remove it completely.

Group Bookings – The whole site may be hired out by family or friend groups for special get-togethers.

Please contact us directly by email if you would like to book your party (with or without the tipi) with us.

Wheelchair access – Our site is not currently suitable for wheelchair users. 

Children – Apple Mount Retreat is an adults-only site. No one under the age of 18 is permitted to stay with us unless by special arrangement agreed with us prior to booking.

Keys – Any lost keys will be charged at £45 as we will have to replace the key and the locking system for security reasons.

Loss & Theft – Apple Mount Retreat accepts no liability for belongings that are lost or stolen on the site, including in and outside the pods.

Swimming Pool – Our heated swimming pool is available throughout spring and summer. It is not supervised and we require all guests to sign a waiver prior to using the pool and surrounding area.  

No glass or electrical items are allowed in the swimming pool area.

Apple Mount Retreat Grounds – Please dispose of your rubbish in the bins provided.

Please drive slowly when you are on the site to maintain the safety of yourself, our guests and any wildlife on the site.

Please keep noise within a respectable level at all times. Between 7pm and 11pm we ask guests to refrain from making loud noises, including playing amplified music outside. After 11pm and until 7am, guests are required to keep noise to a minimum.

Failure to comply with this may result in you being asked to leave the site.

Please respect your neighbour’s privacy.

We are surrounded by working farmland and farm vehicles and work in the fields is to be expected.

Guests are reminded that much of the site is lightly wooded or open field and as such they must take care of uneven terrain. We strongly advise guests to wear suitable footwear and accept no responsibility for accidents.

Flora and Fauna – We have taken care to provide several ecological enhancements to our site and you are welcome to enjoy the abundance of flora and fauna here. Please do not disturb any habitats, including any piles of wood or other features, as they may be home to nesting animals. Apple Mount Retreat accepts no liability for any injury you may sustain in the grounds.

Peafowl – A family of peafowl has lived here for several years. Whilst they are beautiful to admire, please do not feed them or approach them. They may well be sitting on eggs and there may be peachicks. It is normal for them to call loudly to each other during mating season.

Apple Mount Retreat Pond Area – The pond at Apple Mount Retreat is for decorative purposes only.

Please do not paddle or swim in the pond. This is for your own safety, as well as to protect the wildlife that lives in and around the pond.

We reserve the right to ask you to leave if you engage in irresponsible behavior.

Statues – There are several statues around the grounds – please feel free to admire them, but do not touch them, lean on them or climb on them. Apple Mount Retreat accepts no liability for any accidents arising from breaking these rules and you will be charged for any damage caused.

Tennis Court – The tennis court has just been resurfaced and is for tennis only. Suitable footwear must be worn, including non-marking soles.

Workshops, treatment and therapies – All workshops, treatments and therapies are subject to availability and must be booked in advance by contacting Apple Mount Retreat. 

‘Private. No entry’ areas – There are three private dwellings at Apple Mount Farmhouse. Please respect these areas.
